These terms apply when you book a stay at a property listed on booking.bbonline.co.jp (the "Website"), including when you find the property through our ChatGPT plugin. The Website is operated by BB Co., Ltd. (株式会社BB), 3-20-6-203 Sugamo, Toshima-ku, Tokyo 170-0002, Japan ("we", "us").
1. Booking and contract
- A booking is confirmed when payment is completed on the Website and we send a confirmation email. The contract is between you and BB Co., Ltd.
- The person who books must be at least 18 years old and stays at the property.
- Information shown in ChatGPT (availability, price, descriptions) is provided for convenience. The price and availability shown on the Website at the time of payment apply.
2. Prices and payment
- Prices are shown in Japanese yen and include consumption tax. There are no additional fees at checkout; cleaning is included in the price.
- Payment is by credit card at the time of booking, processed by Stripe. We do not see or store your card number.
3. Cancellation and refunds
- After a booking is confirmed, cancellations and refunds are not accepted (strict policy), as stated in our 特定商取引法に基づく表記. This includes changes of plan, no-shows, late arrival and early departure.
- If we have to cancel your stay, we refund the full amount you paid.
4. Guest registration (Japanese law)
Under Japan's Private Lodging Business Act (住宅宿泊事業法), we must record each guest's name, address, occupation, nationality and passport details. Every guest, including children, provides this after booking and before check-in. We may refuse check-in if it is not provided.
5. Stay rules
- Check-in and check-out times, the maximum number of guests and the house rules are shown on each property's page and form part of these terms.
- The number of guests may not exceed the property's stated maximum.
- Parties and events are not allowed. Quiet hours and smoking rules are as stated on each property's page.
- No security deposit is taken. Guests are responsible for damage to the property or its contents beyond normal wear, for lost keys or key cards, and for extra cleaning caused by smoking, pets or heavy soiling. We will send photos and an itemised bill within 14 days of check-out, payable by the payment link we provide.
- We may end a stay without refund if the house rules or the law are seriously broken, after a warning where possible.
6. Our responsibility
- We describe each property honestly and keep it clean and safe.
- We are not liable for loss of or damage to guests' belongings, except where caused by our intent or gross negligence.
- Except where caused by our intent or gross negligence, or in the case of death or personal injury, our total liability to you in connection with a booking is limited to the amount you paid for that stay.
7. Personal information
We handle personal information as described in our Privacy Policy.
8. Governing law and disputes
These terms are governed by the laws of Japan. The Tokyo District Court has exclusive jurisdiction of first instance.
